● Current incentive: rate buydown available*
This week: Lennar has reposted the Fall Super Sale under a new 10/12–10/18/26 signing window — it is signable again, with two 2/1 buydown ladders — and four deadlines now land on Saturday 10/18/26: Lennar’s new window, Toll’s savings event, Woodside’s three fixed rates and all nine Richmond American rates. That is 5 days from todayLennar — back on, new window: the promo page’s fine print now reads signed and delivered 10/12/26–10/18/26, closing and fully funding by 11/20/26 — a replacement for the lapsed 10/05–10/11/26 window, not an extension. Posted on a $370,201 price through Lennar Mortgage: an FHA 2/1 buydown at 2.625% / 3.625% / 4.625% (5.404% APR), 3.5% down and a 680 score, and a conventional one at 2.875% / 3.875% / 4.875% (4.968% APR), 20% down and a 740 score. The low years are temporary, funds are limited — get it in writingToll Brothers — unchanged: 5.49% (5.76% APR) on a 30-year fixed, signed on or after 10/8/26 and closed by 12/18/26, on a $555,556 price / $500,000 loan with a 740 score, minimum 10% down and loan amounts $250,000–$832,750, FHA/VA not eligible, payment factor $5.67 per $1,000. Additional costs apply below a 740 score. No signing end date is posted — only the 12/18/26 close, and the page warns the rate may expire without noticeCordillera in Redpoint Square still posts a rate of its own: 5.49% (6.27% APR) FHA 30-year fixed on select homes, alongside its unchanged up to $50,000 flexible incentive plus washer, dryer and refrigerator on select homes, townhomes from $576,995, six quick move-ins listed today from $583,000 to $660,000. Toll’s separate Oct 3–18 event also still runs (deposit 10/03/26–10/18/26, 5 days left, savings “vary by community”)Two builders still post nothing at all: Pulte for a fifteenth straight day — zero rate percentages anywhere in its rendered Las Vegas page markup, pulte.com/promotions still failing to resolve, and the only fine print left belongs to a signing window that shut on 8/31/26 — and Tri Pointe for a sixth, with tripointehomes.com/promotion/nv/las-vegas rendering no offer and Vertex in Summerlin carrying no promotional banner. There is no rate or deadline to quote from eitherRichmond American: unchanged — nine rates, same Oct 18 deadline, 5 days left. The campaign leads with introductory payments based on 3.500% (6.244% APR) and 4.500% (6.244% APR) for a year, reached by applying closing cost assistance to a permanent buydown; six underlying rates close 12/31/26 and three close 3/31/27, with the help capped at your actual closing costsWoodside stays signable to the 18th — 5 days left: 4.999% FHA (5.737% APR), 4.999% VA (5.287% APR) and 5.375% conventional (5.508% APR), contract by Oct 18, close by 12/31/26; rates, dates and the $555,000 / 3.5%-down worked example all unchanged — and these are fixed for the full 30 yearsKB Home: 4.99% (5.781% APR) on a 5/1 FHA ARM, sign by Oct 31 (18 days) — read the step-up: $2,530 for five years, then $2,960 at 6.430% (7.225% APR), caps 1/1/5, a 2.00% margin over a 4.30% CMT index, and the APR factors in a $5,000 closing-cost credit. In Summerlin: Landings at Alton from $599,990, Reserves at Alton from $684,990 (“Final Opportunity To Own”)Taylor Morrison — unchanged today, but its own two pages disagree: the Esplanade at Red Rock – Villas (89138) community page posts a conventional 5.49% (5.57% APR) plus up to $10,000 toward closing costs, on contracts entered 10/2/26–11/1/26 closing by 11/30/26, from $624,990 — while Taylor Morrison’s own Las Vegas community list still shows the older FHA 4.875% / 5.66% APR and $12,000 tile for that same community. Read the community page and get whichever you are quoted in writing. The rest hold: metro FHA 4.875% / 5.799% APR closing by 11/13/26, conventional 5.49% / 5.60% APR with a 9-month lock, Buy Build Flex; Ashland up to $50,000 flex cash from $1,039,990 (4 homes); Lark Hill FHA 4.875% / 5.654% APR + up to $14,000 from $469,990, “Final opportunity”Updated weekly by a local agent*

For out-of-state buyers

Tour and buy from your couch — the right way.

Most out-of-state buyers lose their representation the moment they walk into a model home alone. Here's how we keep you covered.

01

Tell me what you want

Budget, must-haves, timeline. I narrow every village down to your real shortlist.

02

Live FaceTime or film-and-send

I walk the homes for you on a live call, or film custom tours and drop them in a private Google Drive folder.

03

I register & negotiate for you

I register you with the builder so you keep representation, then push for incentives the on-site agent won't offer directly.
